This Privacy Policy explains how BREG collects, uses, discloses, and safeguards personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and all applicable provincial privacy laws, including Ontario's privacy legislation.

3. Call & Meeting Recording — Important Disclosure

Recording Consent Notice

All calls and meetings with Bhagat Real Estate Group are recorded.

This applies to all forms of communication, including but not limited to:

  •  Telephone calls (inbound and outbound)

  •  Video conferences (Zoom, Microsoft Teams, Google Meet, or any other platform)

  •  In-person meetings at our office or any other location

  •  Site visits and property viewings

 

Purpose of recordings: Quality assurance, staff training, compliance with real estate

regulations, accurate record-keeping, and dispute resolution.

 

By proceeding with any call or meeting with BREG, you provide your informed consent

BREG records calls and meetings for the following legitimate business purposes:

  Quality assurance — to maintain the high standard of advice and service we provide to every client.

  Staff training — recordings are reviewed internally to improve the quality of our team's guidance.

  Compliance — Ontario real estate regulations and RECO requirements mandate accurate record-keeping of client communications and instructions.

  Dispute resolution — in the event of any disagreement regarding instructions given, advice received, or terms discussed, recordings provide an accurate and verifiable record.

  Transaction accuracy — to ensure that all verbal instructions, property details, and negotiation terms are recorded correctly.

 

Recordings are stored securely and accessed only by authorised BREG personnel. They are retained for a minimum of 7 years in accordance with Ontario real estate record-keeping requirements (RECO / TRESA), or longer where required by law. Recordings will not be shared with third parties except where required by law, court order, or a regulatory body.

4. Personal Information We Collect

BREG collects only the personal information that is necessary to provide you with professional commercial real estate services. We collect information through the following means:

  Full name, title, and company name

  Mailing address, email address, and telephone number(s)

  Financial information relevant to a real estate transaction (e.g., purchase budget, financing pre-approval status, proof of funds)

  Property ownership information and transaction history

  Communications submitted through contact forms, emails, or telephone calls

Identification documents required under FINTRAC (Proceeds of Crime / Money Laundering and Terrorist Financing Act) for identity verification

4.3  Information Collected During Calls and Meetings

  Audio and/or video recordings of all telephone calls, video conferences, and in-person meetings (see Section 3)

  Notes and records of instructions, preferences, and decisions communicated verbally

5. How We Use Your Personal Information

Your personal information is used exclusively for the purposes identified at the time of collection, or for purposes that are reasonably consistent with those purposes. Specifically, BREG uses personal information to:

  Provide you with commercial real estate advisory, acquisition, and disposition services

  Identify and present suitable properties that match your stated investment criteria

  Communicate with you regarding listings, market updates, and transaction progress

  Conduct identity verification as required by FINTRAC anti-money laundering regulations

  Prepare, review, and execute offer documents, agreements, and transaction records

  Maintain records as required by RECO, TRESA, and applicable Ontario real estate legislation

  Respond to your enquiries and provide customer support

  Improve our services and train our team using recorded communications (see Section 3)

  Send you market reports, newsletters, or property updates — only where you have consented to receive these

  Comply with legal obligations, court orders, or regulatory requirements


BREG will not use your personal information for any purpose other than those listed above without obtaining your prior consent.

6. Disclosure of Personal Information

BREG does not sell, rent, or trade your personal information to any third party. We may disclose your personal information to the following parties, only to the extent necessary to complete your transaction or fulfil our legal obligations:

            •  Transaction professionals — lawyers, notaries, mortgage brokers, lenders, home inspectors, environmental consultants, and other                   professionals directly involved in your real estate transaction

  Real estate boards and regulatory bodies — RECO, TRREB, CREA, or other boards where listing or transaction filing is required

  FINTRAC — where identity verification disclosures are required under the Proceeds of Crime (Money Laundering) and Terrorist Financing Act

  Service providers — cloud storage, CRM, and IT service providers engaged by BREG under strict confidentiality agreements

  Government and regulatory authorities — where required by law, court order, or lawful regulatory demand.

Any third party that receives your personal information is bound by confidentiality obligations and may only use the information for the specific purpose for which it was disclosed.

7. Consent

BREG collects, uses, and discloses personal information with your knowledge and consent. By engaging BREG's services — including by submitting a contact form, booking a consultation, or communicating with us by any channel — you consent to the collection and use of your personal information as described in this Privacy Policy.

You may withdraw your consent at any time by contacting our Privacy Officer at info@thebreg.ca. Please note that withdrawing consent may limit our ability to provide you with certain services that require the use of that information. Withdrawal of consent does not affect the lawfulness of any collection or use that occurred before withdrawal.


Consent to call and meeting recording is considered given upon proceeding with any communication with BREG. If you wish to withhold consent to recording, you must notify BREG in writing before the communication takes place.

  Right to correction — you may request that inaccurate or incomplete information be corrected.

  Right to withdraw consent — you may withdraw consent to marketing communications at any time. Note: withdrawal of consent for recording must be provided before the communication takes place.

BREG is not responsible for the privacy practices or content of those external websites. 13. Marketing Communications (CASL)

BREG complies with Canada's Anti-Spam Legislation (CASL). We will only send you commercial electronic messages (newsletters, market updates, listing alerts) where you have provided express or implied consent to receive them.

Unsubscribing from marketing communications does not affect your ability to receive transactional messages related to a property transaction in which you are a party.
